A rebuild concept for multifunds.com.au, plus two new borrower brands built to bring deals to it. Every page is working software, not a mockup. Click through them, use the tools, ask the concierge a question.

The parent lender, rebuilt for three audiences at once. A switch at the top re-scopes the whole page between borrower, broker and investor without a page load.

The hero is a working lending desk showing your real parameters, not a stock photo with a gradient over it.

Bridging and settlement deadlines. Aimed at the borrower who has a date and is frightened of it, and at the search terms that come with that.

A settlement countdown answers the visitor's real question on the page: will you make my date?

Equity release against property already owned. First mortgage, second mortgage and caveat, with the education content that earns the organic traffic.

An equity dial draws the one number the visitor came for, instead of hiding it behind a contact form.

What is underneath all three

The sites are the visible part. The engine is the point.

Three different brands sitting on one instrumented spine, so a deal can be traced and a channel can be proved rather than argued about.

Attribution

Every enquiry carries a source key

The campaign, keyword or referrer is captured on arrival, held through the visit, and stamped onto the enquiry that reaches your desk. Open any site with ?src=test-campaign on the URL and watch it appear in the form. Introductions reconcile against your loan system on names and keys, never on memory.

AI concierge

Answers on the page, at 11pm

A chat widget on all three sites, answering from your published content only. Nothing is generated and nothing is invented, so it cannot say something your compliance team has not already approved. Ask it about LVR, caveats, timing or the fund.

Measurement

Calls and forms counted, not guessed

Phone taps, form submissions, scenario starts, concierge questions and scroll depth all fire as first-party events. That is what turns "the website is working" into a number you can check at the end of a month.

Business purpose declared before submit

Every borrower form blocks on a business purpose declaration, so a consumer-credit enquiry cannot quietly enter the pipeline. Your licensing line sits in every footer, and the two new brands disclose that they introduce to Multifunds rather than lend themselves.

Search & AI answers

Structured for the machines reading it

Schema markup on every page and question-shaped headings with self-contained answers, which is what search engines and AI assistants extract when someone asks how a caveat loan works.

Speed

No preloader, no framework tax

Each page is a single self-contained file with no build step and no third-party scripts. The current site shows a percentage counter before it shows a word of copy; this one paints immediately.

How we handled the numbers

Nothing on these pages was made up.

A lending site is a compliance surface before it is a marketing one. Every figure across the three sites came off your own published pages, and where you publish nothing, the page says so rather than filling the gap.

From your first and second mortgage pages, and FAQ 17. Used as the ceiling on all three sites and as the basis of the equity dial.

From the scenario submission page and the home page. Kept as two separate clocks, because they are two different promises.

Left blank on purpose: interest rates, minimum and maximum loan sizes, establishment fees and postcode eligibility. You publish none of these outside the broker Product Matrix, so the pages say "on application". Give us the real figures and they go in.

Three things we would raise with your compliance team

"Even if a borrower defaults, your returns remain unaffected"
FAQ 9 on the live site. Pooling reduces the impact of a default, it does not remove it. We replaced this with a capital-at-risk statement that explains what the pooling and the 75% ceiling actually do for an investor.

"Regulated by ASIC"
FAQ 10. Multifunds Investment Services is a corporate authorised representative; the AFS licence sits with Matrix Capital Management. We used the full representative line instead, which is both accurate and more reassuring to an investor who checks.

"Started in 2018" beside "decades of experience"
FAQ 2 and 3 disagree with each other on the same page. We used "lending in Australia since 2018", and kept the specific claim you can stand behind: over 20 years of combined construction experience on the development desk.
None of these is a criticism of the business. They are the three things a wholesale investor's adviser finds in the first ten minutes, and they are cheap to fix before that happens.
