What we solve

Four situations where the date is the whole problem.

Every one of these is a business-purpose scenario secured by property. A person reads it and answers within 24 hours, with no credit enquiry made to find out where you stand.

01

Settlement rescue

Your own finance fell through, or the bank couldn't turn it around in time, and the settlement date on the contract hasn't moved. A scenario is read by a person within 24 hours, and no credit enquiry is made to find out where you stand.

02

Auction deadline

The hammer falls and the date is set. Unconditional exchange, deposit paid, no cooling-off. The settlement clock starts the moment you sign.

03

ATO or tax deadline

A tax office deadline attached to a business asset doesn't wait for a bank's timetable. Assessed as business-purpose lending against the property, the same way any other deadline scenario is.

04

Bridging a sale

Selling one property to fund the next, and the dates don't line up. Bridging finance is available with proof of a contract of sale, or the property listed with a real estate agency.

How a deal actually moves

From the call to funds, in order.

No stage here is invented. Where a timeframe isn't published, it's marked as depending on something real, not padded out with a number.

Hour 0

You call or submit the scenario

Amount, security value, term and the situation in your own words, plus the date it needs to be solved by. No documents required yet.

Within 24 hours

A person answers

Someone reads the scenario and calls back with a straight read on it, or tells you plainly it's not a fit. No credit enquiry is made at this stage.

Depends on valuation access

Assessment & valuation

Credit checks on all directors and guarantors, and a valuation of the security property. This is the one stage with no fixed published duration, because it depends on when a valuer can get access.

Once approved

Documents executed

Facility documents are signed and the mortgage is lodged for registration.

+1 to 2 business days

Funds available

Once approved and documented, funds are typically available within 1 to 2 business days.

What we need from you

Have this ready and the 24 hours counts for more.

None of this is paperwork for its own sake. Each item feeds directly into the assessment, the credit checks, or the valuation described on the left.

Photo ID for every director and guarantor
Feeds the credit checks run on directors and guarantors as part of due diligence.
Contract of sale, or an agency listing
Required to be eligible for bridging finance: proof of a contract of sale, or evidence the property is listed with a real estate agency.
Basic details of the security property
Address, title reference and current use, so a valuation can be arranged without back-and-forth.
Entity or trust structure, if applicable
If the borrowing entity isn't a person, the structure is part of what gets assessed.
The date, in one line
What the money is for, what the exit is, and the exact date it needs to be solved by.
Terms and how this actually works

What's published, and what's on application.

Nothing on this page is a rate card. Here's exactly what Multifunds publishes today, and what only gets confirmed once a scenario is in front of a person.

Urgent Finance is an introducer, not a lender. This site does not lend money. Every enquiry submitted here is introduced to Multifunds Pty Ltd, a licensed Australian private lender trading in Australia since 2018, for assessment and, if it stacks up, funding. The figures below are Multifunds' own published terms, not Urgent Finance's.

Common questions

Answers, with the source on each one.

Is Urgent Finance the lender?
No. Urgent Finance is an introducer. Every enquiry submitted here is referred to Multifunds Pty Ltd, a licensed Australian private lender trading in Australia since 2018, for assessment and funding.Source: Multifunds licensing and about information, FAQ 2
How fast can this actually move?
A submitted scenario is answered within 24 hours by a person, and no credit enquiry is made at that stage. Once a facility is approved and the documents are executed, funds are typically available within 1 to 2 business days. The variable in between is valuation access on the security property.Source: multifunds.com.au, scenario submission page, home page
What's the most I can borrow against the property?
Up to 75% of the property value, on residential and commercial security. The same ceiling applies whether the facility sits in first or second mortgage position.Source: multifunds.com.au, 1st and 2nd mortgage funding pages, FAQ 17
Does submitting an enquiry affect my credit file?
No. No credit enquiry is performed when a scenario is submitted. Credit checks on directors and guarantors happen later, as part of due diligence on a deal that is actually proceeding, alongside a valuation of the security property.Source: multifunds.com.au, scenario submission page, FAQ 12
I need to bridge a settlement. What do you need to see?
Proof of a contract of sale, or evidence the property is listed with a real estate agency, is required to be eligible for bridging finance. The exit has to be real and evidenced before the facility makes sense.Source: multifunds.com.au, bridging loans page
What loan terms are available?
Terms of 3 to 12 months, or more than 12 months, depending on the deal.Source: multifunds.com.au, scenario submission form
What security do you lend against?
Registered mortgages over Australian residential, commercial and industrial property.Source: multifunds.com.au, FAQ 11
What checks happen before funds are released?
Credit checks on all directors and guarantors, and a valuation of the security property. That's the due diligence that sits between the 24-hour answer and the documents being executed.Source: multifunds.com.au, FAQ 12
Where do you operate?
Nationally, with a particular focus on Sydney, Melbourne, Brisbane and Perth.Source: multifunds.com.au, development funding page
What about the interest rate and the loan size limit?
Not published. Multifunds sets rates and loan size limits on the merits of the deal and confirms them on application, rather than advertising a fixed number that most scenarios won't actually get.Source: not published on multifunds.com.au as at 13 September 2026
